Bernards, a commercial builder headquartered in Los Angeles, has completed a five-story, approximately 80-unit senior housing project for Sunrise Senior Living, a provider of high-quality assisted living and memory care services. The facility is located at the intersection of Hawthorne Boulevard and Rolling Hills Road at the foot of the Palos Verdes bluff. Bernards has contributed to other Sunrise construction projects in Playa Vista and Fullerton.  
 
Designed by the Newport Beach, Calif-based architectural firm Hill Partnership, Inc., this 85,432-square-foot, steel structure over podium-style project has a parking garage on the ground level with four stories of living space above. The residential complex features a dining room, full kitchen, nursing office, activity rooms, spas, beauty salon, and laundry facilities.
 
“Built against a hillside in the upscale Palos Verdes area, the setting, well-appointed interiors and architecture provide residents with a serene atmosphere,” said Sam Laham, Bernards vice president. “We are pleased to have the opportunity to continue our relationship with Sunrise and work on this latest high-quality senior living project in the LA area.”
 
A highly focused and coordinated effort, coupled with keen logistics and innovative solutions to accommodate building on a hillside, enabled Bernards to deliver this project on time. Strategies used included expediting off-site improvements, which involved lane modification and traffic signal additions at the site’s very busy intersection, and regular planning meetings with the trades to keep the project moving forward, Laham explained. In fact, four suite models were ready to show prospective residents in the fall of 2015.
