Often, when individuals think of fire safety and construction of commercial buildings, sprinklers, and alarm and detection systems come to mind. However, for all commercial buildings with more than three stories, a balanced fire protection system, comprised of both "active" and "passive" features, is required. Without a comprehensive system featuring these elements, not only is life safety compromised but the building most likely is not within code.
"Active" fire suppression includes mechanical systems that are designed to control and/or extinguish fires after they have been started, such as sprinklers. These fire safety devices are readily apparent in most buildings and require maintenance and inspection on a regular basis. But, active systems can have a high rate of failure and do not guarantee stopping or suppressing the spread of deadly toxins, smoke and flames.
