The EIFS Industry Members Association announced the winners of its 2025 EIFS Excellence Awards, recognizing projects that showcase the expanding role of exterior insulation and finish systems in modern façade design.

Jurors, including architects and building science professionals, evaluated entries based on design quality, technical execution and integration into overall building concepts. They noted increased use of prefabricated panels, continuous insulation and integrated air and water-resistive barriers.

“The projects recognized this year demonstrate a high level of design ambition paired with technical rigor,” the jury said. “EIFS is being used not simply as a cladding solution, but as a tool for shaping form, depth and performance.”

Top honors went to Villas on 24th, a 340,000-square-foot student housing development in Austin, Texas, near the University of Texas. The project features 490 prefabricated panels with more than 100 geometric variations, creating a dynamic façade through shifts in depth, color and texture.

Across categories including healthcare, hospitality and multifamily, judges cited EIFS for enabling complex forms, improved energy performance and durable assemblies suited to varying climates.

The awards were presented March 26 at the 2026 EIMA Annual Meeting in Washington, D.C.
