Clearance Requirements for Gypsum Panels Near Floors and Grade

Gypsum panel clearance rules protect assemblies from moisture, damage and long-term performance risks.

Question: How close to ground or floor level can the bottom edge of a gypsum panel be installed for interior and exterior construction?

Answer: Installation standards establish minimum clearances for gypsum panel products to help reduce moisture exposure and maintain long-term performance.

For interior applications, GA-216 Application and Finishing of Gypsum Panel Products specifies in Section 4.6.11 that gypsum panels applied to walls must be installed with the bottom edge spaced a minimum of 1/4 inch (6 mm) above the floor. This spacing helps prevent moisture wicking from the floor and allows for minor movement in the building structure.

For exterior applications, gypsum sheathing must be installed “not less than 8 inches (200 mm) from the finish grade in fully weather  and water protected cladding systems, and in properly drained and ventilated crawl spaces”, as specified in GA-253 Application of Gypsum Sheathing (Section 2.4) and referenced by GA 216 (Section 4.6.12). This requirement is consistent with ASTM C1280, the standard specification for the application of exterior gypsum panel products used as sheathing. 

Question: Does the 8-inch requirement still apply if the bottom edge of the sheathing is sealed and flashed?

Answer: Yes. Even when flashing, sealants, or integrated weather-resistive barrier systems are used, the minimum clearance requirement still applies. The installation standards address distance from grade, independent of flashing or sealing details.

Additionally, all cut edges must be protected from water and moisture, as required by GA-216. Flashing and sealing are important components of the wall system but are not intended to replace the required clearance.

Question: What if the sheathing is adjacent to a deck, patio, or other hard surface rather than natural grade?

Answer: Although the standard specifically references finish grade, adjacent hard surfaces such as decks, concrete patios, or walkways can create similar moisture exposure conditions due to splash back or trapped moisture. For this reason, designers and installers often maintain the same 8-inch clearance where practical to provide consistent protection.

Question: Are there any exceptions to the clearance requirements?

Answer: Neither ASTM C1280, GA-253, nor GA-216 provides explicit exceptions to the clearance from grade. If a unique project conditions require alternative detailing, the design professional, product manufacturer, or authority having jurisdiction should be consulted to determine an acceptable solution.
